Charge tenants water rates?

Well I am very surprised then that my VIC RE has told me we must pay the whole bill. I'm going to be ringing in the morning to see what they say and if they tell me again I need to be paying for it, then I'll be looking up the correct info hopefully to prove them wrong.

Perhaps it's about time you stopped relying on people telling you what to do, and you start reading what the actual rules state.

You're the Owner, you're in charge....start acting like it.

Don't wait for your agent, go look it up now, then you'll know it forever. :)

My son's unit is in a block of four and one unit has a pile of tenants. There are now two owner occupiers our of four, and the other chap is getting quotes from a plumber to install separate meters.

First call would be to get a quote from a plumber. Plumber should know what needs to be done regarding BCC or Urban Utilities to change to separate meters. If not, call them yourself (do that anyway).

Take your quote and everything else to the next BC meeting and get it through. Owner occupiers should be keen, and so should landlords, because they can start charging for the water used. I'm thinking you could call a special meeting, but get the ball rolling with quotes.

I'd like to know this also and have been meaning to find out.

The RE have told me (on Qld and VIC properties) that we (the owners) need to pay for water, just as we do rates.

here for VIC (from http://www.somersoft.com/forums/showthread.php?t=16764) :

Section 52 of Division 4 of the Residential Tenancies Act of Victoria (1997) states that the tenant must pay for the usage of utilities (incl water) where they are separately metered.

Section 53 lists the Landlord's responsibilities wrt utilities fees.

Hope this helps.

As for this...

I am also told it's not tax deductable, which doesn't make sense to me as rates are. However if it's excessive I have forwarded the bill to the RE and they have charged the tenants the excess amount.

Please someone enlighten me, if this is correct.

Does your RE do your tax return?

That would be taking responsibility.
They would all rather bend over.

I'll be replacing the old gal cold water line soon, so I'll look into seperate meters.

I own the whole block so no need for a BC meeting for me ...

Just do...

Call your local water corp 1st. Make sure your sitting down when you read the quote for installing the individual meters.

If its anything like the quote I got for my place here in WA it will work out at about 2k just to install a meter.
