Commercial Management in Ayr and Home Hill

Hi everyone, calling for your opinions please
Snapshot of our situation
- We have 5 shops at Ayr currently under management.
Shop one is a Conveniance store with a 3 bed residence attached. renting for $1094/month
Shop 2 and 3 are a Butcher Shop (tenant has been there for 30 plus years!!) $1175/per month
Shop 4 is vacant.
Shop 5 is also tenanted by the Butcher Shop, this also has a 1 bedroom flat attached which he stays in occassionally. $557.60/ per month

-We also have 5 x2 Bedroom units at Home Hill (just outside of Ayr) I have just told the property manager to up the 4 on periodic to $145 and 1 remains of a 12 month lease at $130 (all tenants are long term 2 years -10 years)

My problem is that since we have owned both properties (aboth 3 years now)we have not received an inspection report, only verbal. Also the vacant shop has been vacant since 12/06!!!!! I am at wits end - we have great tenants with a really bad agent who we are paying 110 bucks a week for.

I am wondering if anyone can refer me to an agent in that area ? or even just comment on what I should do?
