So the benefits of SMSF property ownership can be significant. This is one of the reasons why a small SMSF can actually be well worth a SMSF v's other super options.

There is a catch in NSW with the SMSF transfer and OSR tightening grips on it too. Its something OSRs interstate have identified as well and some are on records considering replicating the NSW approach. A potential scheme to bypass transfer duty. ..If Dad & Mabel own a factory and tfr that to the SMSF then OSR expect ONLY Dad & Mabel to be members of SMSF today and into the future. If a new member is added the asset must be segregated. Its complex. Basically its to avoid a transfer of super benefits to hijack the fund then do rollouts for some (the original) members leaving the old fund with only a new member...And hence avoid duty.
