Commercial property valuer recommendation?

I have minimal experience in commercial property, but was wondering whether there is a difference in how a valuer assesses residential vs commercial property. I would expect commercial property valuation to be somewhat more objective than residential, as it would come down to square metre size, lease per sqm data for similar properties, etc.

Could experienced forum members recommend any good, reputable commercial property valuer in Sydney, as I need to get a office suite in Strathfield area to be valued, for negotiation purposes with the vendor?

A valuer utilises the capitalisation method as their primary methodology for valuation of commercial, retail & industrial assets. Go to the Australian Property Institute website for a list of valuers (or contact MVS).
