Construction cost - by state and region

I noticed that some areas have very low median house prices. Somebody on the forum mentioned a block of 4 units in a country town bought for just over $100K. There are good brick veneer houses advertised for under $180K in regional NSW, etc. However if you order a similar house to be built in Sydney the house itself will cost you around $200K (with bathrooms, kitchens, interior, landscaping, driveway, etc). Does it mean that I can invite a regional builder to erect a house in Sydney and save some money? Has anybody actually tried to hire builders (or tradespeople for big jobs) from other (cheaper) areas?

Hi Lotana,

Have a look at Rawlinson's and Cordell's both are cost guides with regional weightings.

In my experience you can bring regional builders and trades to the cities to do work. However you may end up paying for accomodation in addition to wages. It really depends on the local economies and the rates charged. I have imported trades for the NSW south coast to both Sydney and Canberra with success - but it's all in the numbers.

Hi lotana

I got a concreter to do stencil concrete at my PPOR for $4500. Front and back of the house frontage 15m.

I asked the same guy to give me a qoute on the back of a terrace in Woollahra a quater of the size frontage 3.8m same stencil concrete, he qouted me $8000 :confused: :confused: :confused:

When I asked him why the vast price difference he turned around and said

" Well this is Woollahra ":mad: :mad: :mad:

Cordells and Rawlinsons are unfortunately a fee by use service. Generally I believe that have handbooks which contain most of the info that people are after.

Hi all,

Sunstone is right they are fee charging org's but there are a couple of places that their books (and updates) are available free of charge. Check out your local Uni, TAFE or Institute of technology library, if they run building type courses the cost guides should be there.

Mind you I haven't looked for a couple of years and cost cutting measures may have killed this. They used to be a quarter or two out of date but it was "near enough for government work".
