convert 2BR into 3BR

Hi all,
we're just buying a 2BR + study IP and are wondering if it will increase the value/the rent much if we got a carpenter to close one door for us to make it a 3BR instead?
The work will cost around $500.
Any recommendations?

If your apartment has 2BR and a study, almost certainly the reason that it wasn’t built as a 3BR in the first place was for town planning reasons.
This means the local council only allowed a 2BR to be built for car parking or other town planning reasons. For example some councils require only one car space for a 2BR apartment but 2 car spaces for 3BR
Theoretically you need a new permit from the council to have a third bedroom.
I wouldn’t recommend you do anything against regulations, but I have seen many people convert the study or dining area into a 3rd Br and get considerably more rent. Enough to pay for that little alteration in a few months.

The conversion cost is very low, so you should take advantage of the third bedroom option. In most cases a 3 bed IP will gross you a little more rent than a two bed IP.

Ring some local PMs and ask them what they think.

Hi all,
thanks for your replies! What we'll do is add a sliding door to the opening between the lounge and study so it suits whichever tenants and is inexpensive, it'll be a 3BR then.
