A lot depends on what conditions you put in the contract.

You can protect yourself with some clauses covering faults in these areas.

One thing that our solicitor did straight up and before the contract went unconditional, was a titles search. This checks whether the person selling the property actually owns it. Pretty important.

This is a standard search all solicitors do prior to exchange.

I hope your solicitor has never charged you extra for this.
