Cost to build townhouses?

Hi all,

I'm currently in the market for a good knock-down project to get stuck into.

The plan is to find an oldish (but rentable) property on a good size block (~1000m2) and rent it out for 3-4 years until I'm ready to demolish and erect 3 x double storey townhouses on it :)

Looking at medium quality fixtures and average sized townhouses.

Can anyone give me some idea of cost per square to build each townhouse?

I recalling reading somewhere that it can cost anywhere between $10k - $14k per square depending on the quality of fittings, which would bring the cost of an average sized townhouse to around ~$150k -> ~$200k each.

Any advice here guys?

P.S: The plan is to build, hold and rent them all out until retirement.

We are doing a project like this in Melbourne.
Its very hard to give you an estimate because it depends on the plans and what area you are buying in.

We are doing 2 x Townhouses in Keilor East and our cost are allot higher vs doing a project like we did in Hoppers crossing.

But you figures are on track... if you need help with building just private message me your details :)
 
maybe this file can help you. I think 150-200k will be a bit light on.

expect the price to go up in 3-4 years too.
