Cost to sell land before settlement?

I was just wondering what are the possible cost to sell land before settlement? If the land (700m square block) is purchase in NSW just over 12months ago.
Other than capital gain are there anything else? Does the title holder have to pay stamp duty, legal fees or real estate agent fees?

Hi Terry, do you think in this exact circumstances, the initial purchaser would be up for CGT?

Also, from your experience, is entering into transactions like this to on sell land rare or quite popular?
