covered by body corp??

Hi all,
I have a tenanted unit in which the tenant claims the front door has been damaged due to an attempted break in.It can no longer be locked.I have sent in a tradesman to secure it so she is safe.Is the body corp responsible for the door replacement?
And also the tradesman cost of temporary fix?

Was the break in reported to the police?

If there is a police report then it will be covered by the BC. If no police report then there could be a discussion about who actually damaged the door as self damage is not normally cover by BC.

If you didn't advice the BC before employing the tradesman then this would be to your expense, particularly if he didn't actually fix the door.

But with all thing BC related they can be argued many ways.:eek:

Front door should be covered by strata. I only just found out this the other day when I gave them a buzz to ask if there was a certain colour/type I needed to purchase and they told me they'd sort it :)
