Depreciating Common Area Renos to Old Apartments

G'day All,

Looking at an old apartment block (1960's) which recently (approx. 12 months ago) had a large amount of waterproofing works done to the roof.

Would this be claimable as a renovation to the common area on your depreciation schedule?

I have already received an answer from one provider that yes this would be ok, however I thought I might throw it out to the crowd to see if there was a second opinion.

Probably replaced the membrane - they fail after a while. A new purchaser would claim it as an 'improvement'. The strata minutes would have the cost of the work - probably involved a Special Levy.
