Development App Approved - What Next??

I have just had an approval granted for my block of land where it was split into two blocks. Very happy with that.

But I am having trouble finding out what happens next. The company I dealt with that took me to the stage of the application approval don't seem to want to be involved anymore and I think I now have to get engineering approval, headworks etc but I am not sure how to proceed.

I want to sell this block of land as soon as possible so want to get the ball rolling. I have been told that most engineering companies who do this sort of thing only want to work on multiple block subdivisions.

Can anyone recommend a firm I could go through to take me through the process ready to sell the land. The land is in the Beenleigh area.

Thanks all :)

Thanks Craig, but I am not sure what you mean. We won't be building on this block but just want to get it ready to sell and from what I understand just getting the subdivison approved isn't enough. We also have to do headworks and other things and this is the bit that I am having trouble with finding out what the process is.

Can I ask you which company did you work with?
So you have the developemtn application approved haven't you? or is it the subdivision approved? I think if you have the subdivision approved that would be enough to sell the block of land alone, but I am not an expert in this matter.

I checked my paperwork and it says

Developement Permit Approval is given for:

Reconfiguring a Lot - 1 Lot into 2 Lots.

Generally your DA approval is granted with conditions. This means you have to read through the conditions page and carry out all the requirements listed.

Generally you will have items such as the payment of council contributions, construction of additional sewer, construction of cross overs, provision of seperate power, etc

A lot of these works are carried out by council contractors and other specialist contractors. Once all these works have been done you can then apply to have your plans sealed by the council and then apply for separate titles with the titles office.

Go and ask the council planning officers/department that issued the permit what works you need to do to get a separate title.

That should point you in the right direction.

Also there would have been a surveyor involved talk to them.

good luck.

cheers

if your selling land just sell the land as if its the one block but now you have to do it twice ?
better value if you go onward soldier and desighn/build and sell?

There is already a house on one side with a tenant in it and the block is really steep so we just don't feel like building on that sort of block again.

We have land elsewhere that we will build on.

thank you to the other (as always) helpful contributors who have steered in in the correct direction. I will get on with getting this done!!

Engineer Recommendation

ok can anyone recommend an Engineering Company to take us to the end of the subdivision process and on to two separate titles??
