Development with other ? how should we start?

Hi, I have done 2 developments in Melbourne before and have another one coming. Few people asked me if they can fund me to do more and bigger developments, I?m not sure how should we start and I don?t want to do all the hard work for nothing either. Is there any book?
I would appreciate any answers or comments on this problem

Just work out how you are going to compensate the other person:
1. Loan at interest or
2. Profit share.
