Hello Everyone,

I am wondering if someone can tell me how I can obtain lists of distressed properties for sale?

Distressed properties are ones that fit this criteria:
Liquidation
Sherrif Sales
Deceased Estate
Divorce
Mortgage Sale
Crime Proceeds

Any help or direction would be much appreciated

Sounds like you've been reading material from the US with the list above- the only one you've missed are foreclosures

Look, there is no one magic place that lists properties that have distressed owners (even if they are banks ) Sure, sites like NMD can assist but you really need to get out there in the market, talk to agents, find out reasons and then act accordingly. Most divorce situations aren't revealed to buyers (for obvious reasons) and, in my experience, I've found that labelling a sale as "distressed" can sometimes push the price up, not down.... after all you're not the only buyer out there seeking a "bargain".

The important factor is KNOWING YOUR MARKET. This way, you'll be able to recognise an under-market value dwelling when you come across it, with or without motivation being your only search criteria.
