DIY selling

There are a number of DIY property sale web sites, for example,

They all seems to offer similar services and price.

Has anyone had experience with the above or other companies? Are there any to be avoided or that have a good reputation? Finally, are there any possible problems with such companies? TIA.
 
I've purchased a few properties from people who've advertised through buymyplace and here is my feedback.

1. Phone inquiries go to an automated answering service or a person if you're lucky whereby you have to leave your details for a call back from the vendor. This process can take time as opposed to having an agent who should either answer or call you back on the same day. For me this is frustrating and often means that the vendor misses an opportunity.

2. Photography is organised by the vendor and most sellers just take pictures with their own digital camera which usually does the property an injustice. If you're going down this route make sure you spend the money and get a professional photographer to take your pictures; you can't compete against a professional's wide angle lense with your iphone.

3. Presentation - for the love of god please get agents through your property and ask them what needs to be done to prepare your property for sale.

4. I've found that vendors selling via this option have no idea about three main subjects being: 1. Contracts, 2. Negotiations and 3. Realistic Price expectations.



If you're selling yourself do yourself a favour and:

1. Get a good solicitor who is happy to spend time walking you through (for a cost no doubt) what different conditions mean and section XX's mean.

2. Thoroughly understand your price. Get 3rd party appraisals, real estate appraisals, council valuation and a bank valuation.

3. Set your price expectations low, advertise low and try to negotiate a higher option. Don't advertise high and hold your ground with a price that is unrealistic. Price isn't the only thing that is negotiable either; write down your desired special conditions and settlement date as well.
 
Mmm, licensing, that had not occurred to me. Jake, many thanks. I was tepid at best, now I'm quite cold. Whilst paying $700 is superficially attractive, there's a lot lot more that needs to be done that would be included in a conventional sale method, via REA. Also, the local REAs know the market.

Apart from that there has only been one vague reply so far from the online enquiries. Monday or not, I'd expect something by COB.
 
Just FYI I wouldn't bother contacting anyone who lists through one of those websites. You never get a call back, you get some shitty answering machine and it just goes nowhere.
 
I used forsalebyowner, no problems at all and saved big time selling private,sold for more than agents valued my apartment at. Agents aren't required and i think within 10 years very few people will use them:cool:
