Does land size matter?

Do you mean 40sqm of courtyard or just 40sqm of landscaping which is the 1m side setback down the side of the house.

Actual courtyard space is worth $$, space down the side of the house is generally only worth money for natural light and ventilation.

I'm probably going to stick with my original anyway. Front gets most money, then back then middle.

40sqm of landscaping to the side of the house which is about 1m u were spot on with that one! There's nothing much you can do with that space just a pathway where u can exit the courtyard. The middle townhouse doesn't have it but at least it has more security. All three townhouses are the same in terms of living space design etc but on paper not sure how people will see that extra land space in terms of dollars. If land is approximately $1000 per sqm does that mean the other two townhouses is worth 40k more even though it's unusable space?
