Drawing up a private rental agreement

I'm moving out of my PPOR and my sister is moving in. I'd like to put a rental agreement in place so I can claim on negative gearing at tax time.

Can anyone point me in the direction of a template for a private rental agreement, and offer any further advice?

Do you mean a tenancy agreement? If so all forms can be found - http://www.rta.qld.gov.au/Resources/Forms/Forms-for-general-tenancies

Form 18A is the general tenancy agreement

I'm actually after something to take to my tax accountant at tax time that shows a declaration of rental income. I have another IP in VIC that a real estate agent looks after and they send me a rental agreement form with how much I made that year with GST, etc.
