Dual living on same power

Hi All

Anyone got a situation where a granny flat or dual living is on the same power and you use a managing agent?

Some agents are saying they won't do that unless it's a single lease.

Do you just pay the services and charge slightly higher rent?

Any legal issues? This is in QLD

Thanks

The issue isn't the power, its whether its legal to actually rent out separately in the first place. For example in WA and NSW, granny flats don't need separate meters to be approved for their use.

From memory QLD did not have as liberal GF planning rules?

Is dependent on the individual council, eg. Ipswich it can be done.

But others do not allow granny flats unless the tenant is a member of the same family as the main residents.

However is possible to rent the whole lot to one extended family for a large rent. How they divide the rent after that is up to them..

Great setup for landlords, but annoying for tenants and effectively shrinks your potential tenant pool considerably.

Very limited in QLD to a couple of Council areas, this is changing in some areas but Brisbane is not one of them.
