Dual occupancy property and concession card

I have an interesting quandry for you all:

We have a property in Adelaide which is a dual occupancy (5 bedroom townhouse split into a 2BR and a 3BR unit).

For shared services such as gas, we pay the bill ourselves and then split the costs between the tenants.

Now one of our tenants has got a concession card, and apparently can get discounts on things like gas bills.

My property manager is making enquiries of the gas company to see if they can come to some arrangement over the discount.

Does anyone know about the rights of the tenant in these situations ? The suggestion was that we might be required to pass on a discount to the tenant regardless of whether we get a discount ourselves from the gas company.

Then again, this may still be cheaper than paying for separate gas meters to be installed !

Anyone have any experience in this area ?

Sim,

Why don't you have your tenant put the gas on in his name? Then all can rep the reward.

Because, Daniel

""Now one of our tenants has got a concession card, and apparently can get discounts on things like gas bills. "" it is only ONE of the tenants who is entitled to the energy discount.

There are severe penalties for fraud, and all three parties - Sim, and BOTH the tenants, would be liable for prosecution if such an application was made.

Sim - why not check out the actual cost of installing separate meters? It may not be as expensive as you think, will probably be inevitable at some stage, you will get a (tax) rebate on the installation, so why not take care of it now!

Cheers

Kristine
