Durack, Doolandella QLD_Any good?

We are planning our first investment property. Bought our PPOR April last year and can afford to pay $35,000 onto our first IP. Being $300K-350K the budget and only standalone house the preference, I cant find any place other than Durack, Doolandella that are within 20km from CBD. Can anyone share their ideas on these areas please? Rental income, vacancy rate, capital growth in 7-10 years etc? I understand both of these suburbs are poor rated but in the recent years lot of new blocks and houses was built and I believe land value has gone up a bit as well.
Any suggestion or ideas would be appreciated. If not Doolandella, Durack then what other suburbs could be safe bet for budget <$350K?
