Easement Options

Just a general question,

if there is a easement at the back of the square/rectangular property,
where there is some sort of drain pipe with a 10m no go zone on either side,

assuming its the complete back of the block and you are going to develop it into units/townhouses,

obviously you cant build a dwelling over it, but can you turn it into a driveway or a back yard/ courtyard?

im just looking at a site thats a buy and hold and then either develop but has the easement, im not too fussed about the easement, but if I can turn it into a drive way or a backayrd, then I will increase my offer, if its essentially dead space then I will need to adjust the offer
 
I would read the terms of the easement as this might restrict what can be constructed in the easement area.
