Bez, did you end up going for a Torrens subdivision, or community? Removing the house at same time or staggering the development?

Community title, retaining original house (rented for 260 so kinda waste to remove to build new for a few dollars extra rent). Will build two straight after subdivision. Might sell the other 2 as house and land package (cash up to do something similar) or keep it to build later (yield play).

So you're retaining house and end up with 4 other blocks?

Definitely worth retaining if possible.

Sounds like a good result - what sort of frontages will you have on the new blocks?

Ahh we shall see. about 10m for new ones.

Just went back to the first few pages in the thread. Apart from manufactured growth from renos, prices hasn't changed that much in Elizabeth since 2012 eh?

Nope, 13/14 was the bottom and were into upswing now. Even with those conditions we've all been able to make plenty of money out of it, just imagine what'd happen if it were going up too.
 
Morrison/Andrews as minster for social services have everything to do with the future growth prospects/yields for this region :cool:

The reform for people under 35 and culling new applicants through eliminating doctor shopping was far worse than any rate increase imagineable. The entire demographic is bust :(

It was Peta Credlin that came up with the idea to cut people off the dole for 6 months if they are aged under 30. Besides being cruel it's just terrible economics as it leaves people with even less income to spend in the economy. The Government and businesses both create jobs through spending. If Australia wants to avoid a recession the Government needs to stop relying on monetary policy and fiscally stimulate the economy to create jobs and growth.

However, that's unlikely to happen since both major political parties have drummed up a 'public debt crisis' and promised to try and swing the budget into a surplus. As a result they've both backed themselves into a corner. With the price of minerals tumbling we've now got even less revenue in the buget. The unemployed are easy political targets since the average aussie despises 'dole bludgers'- but the reality is you can't get jobs that aren't there.
 
I see brand new HL packages for as low as $220k, obviously plus extras,

but it has got me thinking toher then "whoa thats cheap"
sinec the majority of the population are not invetors, espeically OO in the area, why would anyone buy an average old house on a large block over a brand spanking new house on a small block,

this would definitely keep a lid on established home prices while brand new ones are this cheap, that is unless the land is amazing
 
I understand what you are saying but some may prefer a larger block, especially for children/pets? I know some are time poor and find gardens too much work but some may want to enjoy having a lawn etc.

some of the high density cheap housing looks nasty but suppose each to their own. plus some have little choice to live like that. some high density stuff is ok and well located but then is usually expensive.

gardens, well tended may become a status symbol in the future, given the price of water? lifestyle.
