Engineers Certificate for Granny Flat in Western Sydney

Hi all,

I received a valuation report for an IP in Western Sydney that has a turn-key granny flat built in the backyard.

However, the valuation is contingent upon an engineers report which worries me as I've heard of valuations falling over because of this.

Excerpt:
We note the Granny Flat is constructed on steel piers and therefore may be wholly transportable in nature. Should the flat be removed from the property in the future our valuation is no longer valid. Therefore, our valuation is subject to an engineer's certificate stating that the flat is not wholly transportable in nature and is a permanent fixture to the property.

Can anyone recommend an engineer who understands granny flats and can provide a favourable outcome and confirm it is not a removable structure?
