FHOG For Granny Flat

Hi just been thinkin, hypothetical question.
If your granny has never owned there own home before,
then they are entitlrd to the first home owners grant, correct?
If so can they claim this for a Granny flat which would be there PPOR.
If this was to be a new build, would they be entitled to the 21k FHOG.
Do you think that this could be built on my existing property?
I could read through all the conditions and fine print but thought someone here may know straight of the bat..

My wife and I were considering purchasing a property with our daughter who is entitled to the FHOG. The grant is only available if her share was 95% (approx) of the total value, otherwise no grant.

If she owned less than 95% but was still shown as an owner she would not qualify for the FHOG later. So getting her foot in the door with some equity would penalise her for the future, no benefit in that deal.

So unless you want to put granny as the major stakeholder in your property which would result in a requirement to pay stamp duty then the answer is clearly, no FHOG for a granny flat.

A Granny Flat is a building. It is not property.

Same exclusion applies to people buying a 'house' in a caravan park.

You have to own the real thing, which is the land, and be the Registered Proprietor of the land. What shape or size the building is (granny flat, 45 storey residential tower) is irrelevant.
