Looking for finance broker who will lend more than 100% on commercial property

To all the finance brokers, I have found a commercial property in Melb with a yield of 12% & excellent quality tenants. I am looking for finance using NO MONEY DOWN & maybe even borrow more than 100% of the loan. The rent alone is more than capable of servicing say 120% of the purchase price. In the January issue of Money Magazine there was talk of 2 lenders who lend money to people who fall outside the normal lending criteria of other financial lenders. Now I don't know if this is only for ordinary home loans so I apologise in advance if I have wasted your time. The names were Bluestone Mortgages -(02)9375 2310 and Liberty Financial - (03) 9620 0088.
