hello all,
has anyone had experience buying i.p's through financial advisers.
Even if the adviser has invested in property themselves?

As you talking about an investment your advisor is recommending you get into? or is he just recommending property investment in general?

Sounds like he has a particular investment he has gone into and advising you also invest into it.

Do your own Due Diligence research on it, if it is a good investment outside his advice then go for it.

I personally have never invested with a financial planner, they usually say that an investment property could be a good idea (they are always a little vague). Honestly to be presented with a property to invest in I would ask myself A) what is he getting out of my investing in this and B) is he actually acting in my best interest (doesn't sound like it)

Financial advisors should look at your overall picture and suggest options for you. Too often they are working for someone and will steer you toward what they are going to get paid for. Just be aware that he may not be independent and his interests are other than yours.

Thanks Kelly,
The adviser that i am speaking to sources off the plan developments for his clients.
He prepares cashflow charts and obtains details of the developments for you to decide or not.
He only recommends new developments close to Perth cbd.
The property analyses that he has prepared are quite detailed, even so i would like to verify their accuracy with someone who is more familiar with these type of investments.

Sources? Hmmm... I'd be careful...

A financial adviser cannot source property. They need a r/e agent license.
I'd also cross check the info...

New? I be really careful....

I hate it when people "recommend" NEW developments.

I recently had a buyer that came to me. They paid 13%+ in real estate
commissions to the r/e agent. Arrrr... marketeering is alive and well in
sunny Queensland. (Common Merri Rose. What are you doing!)

Thanks for the reply.
He actually has a property consultant for want of a better phrase in the same office as he is who looks for suitable developments for their clients.
I thought new off the plan developments were ok?
Steve Navra seems to like new or near new although he doesn't mention off the plan types of i.p's. Mainly due to depreciation benefits.

Firstly, my comments are general. But if it's on the Gold Coast or
Brisbane... it's highly likely that you'll LOSS $$$$$$$. Most NEW
developments have the value added and commissions built into the price.

You've also got to remember, that I'm a research freak.... I get everything
before i make a decision. Then i check that against other reliable
information.
