First investment property - looking at Brisbane (Logan City vs Springfield/Lakes)

Hope you are well.

I'm looking to buy my first investment property in Brisbane and am hoping to get some advice on suburb selection.

I've done quite a bit of research and have narrowed it down to either:

1. Springfield/Springfield Lakes
2. Logan City (Springwood, Daisy Hill, Underwood, Rochedale South)

Budget is <$450K for a 3-4 bedder and am looking for long term CG. Both areas fit the bill although there is a lot more new developments happening in Springfield/Springfield Lakes from what I can see so high supply, although the houses seem more affordable than Logan City.

Would be great to get your advice on the above and any insights you can share. I am planning to make a visit from Sydney in the next 2 weeks to see the areas first hand.

First of all, welcome to forum, this being your first post.

Providing all the other underlying fundamentals remain the same in area comparisons and in relation to what you're looking for, CG, which of those areas have the better historic CG which is above your benchmark requirement?

That's the stand out one for me.

You know that neither of these areas are in Brisbane? ;)

Logan is Logan City

Springfield is Ipswich City

Therein lies the issue of analysing 'Brisbane' statistics.
