First IP - looking at Forrestfield WA

Thanks for the detailed answer.. This makes perfect sense now.. You already have got sub dividable block even without proposed zoning which is why you're not worried. LOL (You should have mentioned this in the first place.. Ha ha..)

Anyways, my block is only R20 and just over 700 m2 so not sub dividable until proposed zoning goes through..:(

Do you really think it's 18 months away? I thought people were talking it to be 18 months away about two years ago as well.. I would have expected it to take place within next year.. What do you reckon? Any inside information/leaks about this?

It was nearly ready to be gazetted (from memory) but the premiers call to green light the forrestfield airport link pushed it back since they had to start the process all over again....if i am correct

Thanks for the update mate.. Remind me of my property when I bought it (It was similar, may be worse. LOL) I had to do a major renovation as it was my PROR.
 
It seems you've got it valuated independently.. Haven't you? (Or the bank was kind enough to give you a copy of their valuation?)

Either case, I'm curious whether you got to know exactly how much was their valuation? If so would you mind to share it with us? (I just needed to know how much would be the difference between Bank valuation and the purchase price as I'm looking for refinance my property these days..)

Building and pest report

Have got my building and pest report back. Nothing major but seems there is a lot of recommendations of re-sealing in the bathroom and the kitchen which is something I definitely want to get done straight away as I don't want to deal with any future major plumbing issues.
Is there anything significant that stands out the report that I should be seriously concerned about? Or anything else anyone would recommend giving immediate or short term attention?

Pretty much similar to what I experienced.. Mine was even worse..
I do advise you to look damaged walls around taps (especially laundry area); if you see any moisture buildups (paint peelings, small cracks, soaked rendering (worse case) are signs.. I had this issue and it turned out to be a leak in the pipe (the leak is so tiny but in long run it has done a great deal of damage to the wall) fixing it was one of the worst nightmares of my renovation work..
