For the creative ones out there here is a tricky floor plan of a semi.
How would you renovate to end up with one of the following:
Option 1:
3-4 bedrooms, at least 2 bathrooms and open plan living/kitchen area?
Option 2:
Transform the front bedroom/bathroom/lounge into a separate unit to be rented on its own (bathroom is new and lounge/bedroom also have new floors/paint so would probably just need to add a kitchenet somewhere ) and then renovate the rest of the house into 3 bed at least 2 bath and open kitchen/living areas...
For both options it doesn't matter going up or extending into the backyard as we have a pretty long one, and the 4th bed could even be as a separate studio on the back if it would be cheaper.
Total land 340sqm so can't have a detached granny flat.
Current house is double brick but the laundry and part of the 3rd bed must have been a later extension as the roof above it is flat and the walls not brick.
Budget max $150K
