Floor Plan ideas please

Hi all,

For the creative ones out there here is a tricky floor plan of a semi.
How would you renovate to end up with one of the following:
Option 1:
3-4 bedrooms, at least 2 bathrooms and open plan living/kitchen area?

Option 2:
Transform the front bedroom/bathroom/lounge into a separate unit to be rented on its own (bathroom is new and lounge/bedroom also have new floors/paint so would probably just need to add a kitchenet somewhere ) and then renovate the rest of the house into 3 bed at least 2 bath and open kitchen/living areas...

For both options it doesn't matter going up or extending into the backyard as we have a pretty long one, and the 4th bed could even be as a separate studio on the back if it would be cheaper.
Total land 340sqm so can't have a detached granny flat.
Current house is double brick but the laundry and part of the 3rd bed must have been a later extension as the roof above it is flat and the walls not brick.

Budget max $150K

does the back 1/2 of your property currently encroach on your neighbour's back yard? very odd shape for a semi!!

Pretty horrendous layout that one.
How is bedroom 2 even habitable without and natural light or ventilation?
Anyway, if you want to add on extra rooms within the 150k, I'd say the only way is up, as going deep into the yard will not help what's already there.
And that western wall shape is very strange indeed.
It's a tricky layout but improvements can certainly be made.
