Fnding the right person

What a ride this has been, just thinking about how many undesirables I have had to work with before I found the right person/professional and I am talking about the/my "investing world".

Was thinking about this issue this morning. I am currently finalising my USA Tax return. This year I am using another accountant, USA accountant which has come highly recommended, what a gem... Thanks Skip.

Prior to this I was using an Australian Accountant specialising in US Tax, what a dud. For 2 years he botched up my accounts which caused me great pain. Huge issue was my $10,000 fine from IRS, as he did not provide the correct information to IRS. Thankfully all sorted but had to pay him $250 for his mistake.

I also changed my mortgage broker and now have a gem working for me not against me.

I also changed my settlement agent as they were making errors as new management took over the business.

At this point in time I think I am done and hopefully 2015 will be smooth sailing.

Have you changed anyone on your team to improve your outcome??

MTR:)

Why not tell us the names of these great professionals? Always good to names those who are doing a great job and reward them with more business.

I expect not too many investors on SS with . USA property, here are his details anyway -

Giese Swany LLC
PO Box 5450
Incline Village, NV 89450
PH 775-298-4333
FX 775-298-4225

The mortgage broker well I think we all know who the good ones are just by referrals/threads on SS.

Yes, changes in team have made a big difference.
It's not necessarily (though sometimes is) because people are good or bad at their profession, but just whether they're aligned with your goals or not.

Have changed accountant, mortgage broker and property manager in the past year or so. I'm pretty happy with my team now.

That's excellent DT.

I forgot I also changed my Ozzi accountant for Oz stuff, my previous accountant was probably more savvy but I could no longer afford him, he was writing his own cheques, shame about that one.

I picked up some great minds in my network of people thanks to Somersoft which was great. These are all free and such a great resource.

I added an Interior Designer, Lawyer/Conveyancer, new PM and accountant.

Having the right team is invaluable, as is ensuring they're paid fairly too instead of always trying to screw them down.

You know a fair bit of my team myf, using them repeatedly and having absolute trust in them means lots less headaches for me and less time wasted.

Yes I have. Have a guess

I plan to change brokers in 2015. Current broker has been great but mostly for non investment stuff and under my specific instructions for investments. I will be looking to move to an investment focused broker in Perth who can help me take the next step particularly with my potential subdivision and building project that i will need to finance.

I dont really have a 'team' as such at the moment. I was used to work in tax/accounting so have that covered reasonably well. Broker is the only addition I think i will need.

Correct. I don't think any of my team are the cheapest but they are who suit me, my situation, my risk profile and most importantly my goals. Until those no longer match I am happy with those formal and informal partnerships.

I use Terry at LG in Osborne Park. Invests and develops properties himself so he's on the right page.

His rates reasonable?
I don't mind paying a fair price, but certainly don't want to be ripped off as was the case with my last accountant. Problem is he opened a couple of practices and he had some high profile clients so I guess he was funding early retirement along the way, he has since retired, practices still gong hard

MTR do you have any recommendations for accountant for OZ? Looking for one and wouldn't mind your suggestion:)

I will recommend this guy, his good but I do find I must be very precise on what I ask. His rates are fair and he is also an investor/developer.

I use a broker in Sydney and never an issue, so no need to limit to Perth, more important to have the best

THANKS! Will have a look!

I had to go down that path with my Accountant too ... he was sensational at his job and very knowledgeable ... but was costing me $10k+ a year ... new accountant just processes what I supply for personal and rental property stuff and very reasonable.

Have a specialised SMSF accountant and auditor, but he is also very very reasonable.

Great broker off the forum here ... but changed to him around 6 years ago due to old broker getting a little titchy ...

Love my conveyancer (been in the game 40 years and has seen everything) - and hope my property manager never retires.

Yes - it does take time to find the right team.

Yes, your right it does take time to find the right professionals.

I understand your pain with the accounting fees.

My husband did not want to change accountants for fear that the service would be inferior, on the contrary we are paying half the price and he is excellent.

From my experience if you are paying too much shop it there are options just have to do your homework

MTR:)
