Getting Units/Townhouses Strata titled

A question for all those builders out there in IP world.

I'm currently looking at a 8x2 townhouse configuration complex on 1 land title of 1400sqm.

What I am looking at having them strata titled then selling these of individually (or wrapping actually). But what I want to know is what structural needs would the building need to be able to do this.

I know the property already has double brick walls to the roof and access to the outside via stairwells from the first floor.

The question is what other structural building regulations would be needed?

I know it will also depend on each councils regulations and the strata would also need council approval, but I want to know if the building can be done before taking on the local council and cause it will effect my offer price dramatically.

Robert,

having completed 2 of the same this last 12 months - it seems compliance
differs from council to council. In Melb - Essentially: report re fire
retardant wall (party), separate gas, water and electric metering, car
parking to be updated, some landscaping, access / escapes compliant -perhaps
exterior render / updating etc. Land area seemed not to present a problem -
if dwellings were allowed by councils at the time of construction -that rule
would apply today. (mind you 1400sm would not be enough for 8 t/h's today,
especially with new RESCODE about to be introduced.

As Peter explained each council is different so there are no strict rules.
The person who would help you best is a land surveyor, who will do the plan of subdivision and liaise with council on your behalf.
