Gladstone QLD - How is it Going????

Last night I helped move some old houses off a development block in the middle of Gladstone. A few more in the same street are being removed in the next couple of days. Out with the old, in with the new. If someone's in the old house finding business then maybe there is some fun to be had.

I am doing a development there also and will have a house to sell. What are they doing with the houses you moved?
 
HI Everyone,

I have an IP on Rossella st, zoned Residential which is lust a block away from the High Residential Zoning. I would like to develop the rear yard (plenty of space). I am concerned of the rejection when applying for the DA, meaning I will loose a bit of money for the DA process.

Has anyone developed on a Residential zoned site recently and had no problems with the neighbours or the council?

Need advise urgently.

I am doing a development there also and will have a house to sell. What are they doing with the houses you moved?

Sorry mate. Can't really help you. The two pieces were transported to what appeared to be a large rural area about 15 mins away. Unfortunately I didn't get the goss for you. The transport company was the Wright Brothers based out of Burpengary.

I've sent you a pm. We are currently doing a simular project up there.

We wanted to subdividing and put a duplex on the rear...however we have settled for a 4 bed house on the rear, as we were told no chance for the duplex. Obvisouly its all site dependant ;)
 
Anyone on the ground up there? How is Gladstone going? Are rents moving up rapidly? Are there heaps of people fighting to rent out properties? Are house prices moving up or is it dead?

Just bought up there in west gladstone. Have been researching for a year.investors are pouring in there, buying up everything in a couple of days.
Another couple of months who knows where the price will go. Stick to west gladstone, kin Kora area. When all the new outer properties are built you will have alot to compete with. Off the plan is good as corporate like new. Brando lane only one left, worth a look
 
Exercise Caution Gladstone Investors...

I just got back from a tour of Central Queensland... as a disclaimer - I acquire investment property for sale all over the CQ region - Gladstone has had the biggest rise in property values I have seen for nearly 20years. The market appears to be over-saturated, the rents seem to be over-inflated and there is quite a lot of new stock about to hit the market. Well done to you if you had property there 1 year ago - you are laughing now.

The flip side to the above - is the amount of infrastructure still to be placed - anyhow... I liked Rockhampton and in particular Gracemere much better. The prices were $120k and more lower than Gladdy, but with a more balanced set of industries behind the employment and focus there (e.g. beef, university, Qld Govt)) - and so as to avoid a sales pitch for the area and stock - PM me if you want further details on what I picked up for my investors there.

For your info - though. Median house prices for September are below - and I suspect Gladstones is about $20k higher than that right now (remembering RPDATA is 3 - 5 months behind).

Mackay $408,000;
Gladstone $429,000;
Moranbah $602,500;
Emerald $450,000.

Can I also say - that I saw some absolute crackers in Gladstone too... There are still some bargains to be had - particularly in the established housing market.

E.g. I saw brand new 4 bedroom houses for sale at high $500k's, right next to established homes that were 220sqm+ for sale at high $300k's.

I would suggest that the established homes (which are only 10 - 15yrs old), might be worth a go.

Unfortunately I would be flying in to have a look at them, as some of them are not entirely wonderful...

Yes good option, we bought a similar property Shaz, just got some rental appraisals back from agents, very high rent for furnished, new properties.

I spoke to a few agents and they are advising against furnishing as it cuts your market of renters in half. Some companies up there are now buying their own furniture packages to avoid paying the higher rent,and if they do have furnished it has to be good. We have now decided against furnishing. I think the rent will be good anyway. :)

What is wrong with these properties, unbelievable price for brand new houses that too in Gladstone city limit?

I recently settled with 4 BED @ 520 K from same builder at VANTAGE .................it is heart breaking now
 
They do appear to be great value, although the layout doesn't look good on the 2 less expensive styles.

Not sure what is wrong with the location... power lines perhaps?

I just figured it out. These are ULDA housing for low income earners living in Gladstone, heavily government subsidised. They really should be advertised as such.

Could be a combination of the lull before Christmas, plus seems like lots of new rentals have come onto the market recently. Expect by Feb things will pick up again as projects ramp up...
