Googong, NSW

Just wondering if anyone on the forum has insight into the Googong development scheduled to commence in mid 2011? Apart from that date, I haven't been able to find much more info - block sizes, anticipated prices, ect.

My wife and I are interesting in buying our next PPOR there - it's only 20km from the Canberra CBD and being in NSW means no stamp duty is payable on "off the plan" and discounted stamp duty is provided on new constructions.

There doesn't seem to be much hype for a development that's forecasted to home 16,000 people within the next 20 years.

It might just be me, but I like the fact that you can buy very close to canberra on the nsw side and get freehold land, I don't like how all land in canberra is leasehold on 99 year leases. May never be an issue but just makes me a little uneasy.

Looks like the development is by CIC Australia. It would probably be a bit early for indicative prices, but if Jerrabomberra is anything to go off..u should start saving now!

Just wondering if any Canberran or Queanbeyan folk have heard any news at all about this development? There's not a great deal of info, except for the website that barely gets updated, I've also called CIC a few times but it seems all the "sales" people are still on leave.

I cant say i have heard anything about it. I normally keep my ear to the ground about new developments as i like to know what the local market is doing. (i call QBN, Jerra, Googong as local)

My family have 2 hobby farms nearby and as far as they know its going ahead.

I live in Jerrabomberra, and have heard a few bits about Googong. The plans look nice, and I think it will be a good development. The main issue will be the roads to get you into Canberra. A lot of the traffic will come down through Jerrabomberra, and the council is already busily upgrading/duplicating roads. Also, the road out past the quarry to Googong will be upgraded to avoid the twisty bits. I still think the commute will be a bit of a pain, though.

I understand there will be schools out there, and these should be fairly good (if the Jerra experience is anything to go by).

Don't expect Googong to be developed quickly, but once it gets started it will be a pretty good place to live. If I were looking at Googong I would be doing a comparison to see what could be bought for similar $$ in Canberra. For example, Molonglo Valley is now being developed, and is quite close to the city, but the blocks are small and very expensive, compared with what Googong will be like.
