Got some cash but no clue what to do

Hi all,

I got out of property last year.

I made a little cash by finding a property in Cloverdale, Perth that was about to go through rezoning and getting in first.

It was bought for $430k and sold for $730 3 years later.

So I have some free cash to invest, but have not got a clue what to do with it this time around.

I am quite worried that we as a group (Aussies) are spending way too much on housing. And this flip the property game has to come to an end somewhere.

SO... options and my thoughts on them.

Shares. (Mostly overvalued)
Property (as above)
Cash (very poor return)
Precious metals (slow and god knows which way it's going to go in the medium term.)
Futures (Risky)
Forex (Risky)
Collectibles (don't know enough)

Just what do I do with cash ?

Analysis paralysis has set in firmly here.

Shares are not as overvalued as property, there are still many opportunities in some sectors.
I'd slowly be buying shares during dips, be patient though, and avoid banks unless they correct heavily, they are very exposed to the property market.
 
Was that luck or an informed decision?
If you scoped it out then why not rinse and repeat this strategy?

Welcome and what a nice problems to have.

Since you post this on Property Investors Forum, don't you think we will suggest property?
Do you also post this topic somewhere on Shares/ other asset class forum? Please tell us what is their respond..

Still , IMHO , it's not to late to buy in Brisbane . If we had more room left is our SANF serviceability , I'd still be buying but we reached the edge of our comfort zone late last year .

I'd don't think the share market is that bad either . There are segments that have under performed over the last 2-3 years . Overall the market has been ranging since it's initial recovery from the GFC , but , at some stage it will break out . I think there are a lot of people sitting on the sidelines for it to happen . Once it breaks out I'd expect it to break out and then move up strongly for a while . Eventually it will slow , then people will cash up and put their money back in property and we'll see a kick up in the upper ends of the property market as people trade up.

Flip burgers - buy a takeaway, work your butt off for 15 hours a day for 3 years. You will then come running back to property.

Hahaha... If you find really good deals, flick it here, have serviceability left just accumulating deposit for several more months :D
 
Thanks for the suggestions.

I appreciate that this is a property forum and that most people on here will think that it is the only asset class that will make them rich.
They may be right..... but there are no guarantees.

Just looking for ideas really.

What exactly is the point of your post? The OP is asking a genuine question and not everyone on SS is only active in property.
 
I replied re locations of places to buy because that is what I have done recently or would do if I had any spare money .

I have been involved in share forums in the past , starting on stock central before moving here . I'm an occasional poster on aussie stock forum.

I think at some stage in the not too distant future shares will be a good investment . I'm talking in the medium term .

Shares are much harder to make money in . Much more of an emotional roller coaster and , supposedly , 90 % of people who buy shares loose money .

Having said that , the only people I personally who have gone bankrupt have done it through property .( I'm not talking about forumites )
