Granny flat, one or two bedroom?

Hi,

I am planning to build a granny flat attached to my new house. I spoke to an agent who said, that two bedroom granny flat will rent better (money wise). The architect argued that two bedroom granny flats don't exist, 60sqm it too little and you don't have good living space there.

So what is better?

The design u have has no laundry beds too small. There are plenty out there get someone else.

Search granny flat threads on this forum alone you will find a bunch of images being discussed of 1, 2, even 3 bed designs under 60sqmt

If that's what he said, then your architect is an idiot. There are plenty of 2brm granny flats. If doing it for investment, 2brm will always attarct more rent than a 1brm.
