Happy Easter everyone. Dare I say spare a thought for what Easter is all about, and what it meant to our forebears. Even if you aren't Christian, maybe appreciate the meaning and direction it gave early Australians, and how that moulded the constitution and legal system we have today.

As usual, we aren't going away for Easter. I gave that away in my mid 30s. The coasts are like Queen Street and the roads have a higher degree of impatience and traffic jams.....and too often it rains.

So, we are tidying up.....

- Getting PPR ready to sell.

- Ripping up carpets, underlay, and various bits and pieces from latest pre-war DCP purchase. settled 30/3/10. All beautiful surprises so far. extra wide hardwood flooring throughout, completely new hardwood roof put on around 12 years ago. We have two architects coming on Monday.....my cousin who works out of Noosa and his best mate Daniel Joynes who is a Brisbane Colonial and Qld'er renovation specialist. Some pics below....

We intend to raise, slide back a bit, and build in underneath.

2. How the front will be modelled
3. How the back will look.

There's a path and creek at the back, but we won't put a pool in.....just lush landscaping.

I've been to the Church of the Holy Sepulchre in Jerusalem. Great picture, Geoff - brought back many memories.

Thanks Joan. The suburb is the Grange. it is 250 metres south of Kedron Brook, and backs onto a path and creek that travel north to the Brook. The Bowls Club and Soccer fields are on the other side.

HandyAndy, yeah I could have mirror rotated that pic, but thought most would get it...eventually :)

We're not certain wehther we'll do the full reno this year, or just phase 1, and rent it until the economy and rates picture becomes clearer.

I'll start a separate thread for it if we proceed this year, as we're getting a lot of free architectural input, which I'm happy to share.

We've looked at a lot of up market homes, and feel we understand what discerning owner occupiers want......and the two architects know how to keep the build cost down. Danny is the reno expert and my cousin has some ideas about commercial build techniques, so the site visit Monday arvo should be fun. So far, the cost we are trying to keep down is excavation for a double garage and ground floor to run the full length of the house.

Anyway, we were over there tonight, and there's certainly a peaceful Easter feeling in the air.....maybe it is because 70% of the neighbours seemed to be away.

Easter is all about the resurrection of Jesus, and this is why we eat chocolate eggs at easter.

I understand what Vincenzo alludes to and I guess the same can be said of Christmas and the Easter Bunny's uncle...........Santa Claus :rolleyes:

Nevertheless, it is still an occasion where most come together with their familes or other loved one's to celebrate and spend nice times together.

As James GG also indicates above.....the magic for the young ones is very precious and no matter how consumerised most of our world is, the celebration, joy and opportunity to be near those that matter is priceless ;)

The answer to that question is well known and acknowledged (even by christian leaders) but given the outcome of the last thread that dealt with religion, it's probably best not answered here.

I love easter too. The kids are in bed early and I'm off to hide plenty of yummy chocolate eggs.

I think you'll find most people are just happy to celebrate anything that involves unwrapping and eating chocolate, especially cute round eggs in shiny foil, and wouldn't know exactly what that's got to do with Jesus :rolleyes:

I agree however, religion brings out the worst in people, lets just have fun hiding some yummy easter eggs :) I love easter :D

No unfertilised eggs :( They're the ones like kinder surprise or the ones with stuff like m&ms inside right? I like those eggs!

Just an update on this purchase.
One thing led to another, and we were put onto a great town planner with a lot of experience in our area.

Even though this property is definitely coded demolition controlled precinct, the TP believes the grounds are weak.....comes down to one gable roof over the front left bedroom and one casement window.

Nevertheless, he said the chance of a demo appn being approved by council is around 30%. Though a court appeal would raise that to 75-80%. Cost? 3k for demo app, 6k for court appeal.....and when on weak grounds, the council caves in before court.

So, we are going to explore this further.
Incidentally, the build cost differential for reno and new would be around 150-200k, and we'd get a significantly nicer integrated dwelling if all new.

I am into some character preservation, but not economically unfeasible stuff..... This style of housing definitely won't be around in 100 years, nor possibly 50..... Qlder's are made of wood, not sandstone, and are incredibly energy inefficient.
