Hi to all,

I've been looking into the acquiring of a Holiday Resort IP and just wanted to know if there are any steadfast rules required to ensure success.

Hi Rick,

We looked into this too. We were scared off as the management agent couldn't
or wouldn't give us up to date figures and projections.

Also we didn't like the idea of someone else running our IP. If the
management agent falls out with you you could end up with almost no lettings
and therefore no money.

Rick,

Just my opinion, but I believe you need to be very careful with holiday resorts and analyse them as commercial property investments, rather than residential.

In other words, the value of the property is intrinsically linked to the value of the tenant (or manager in this case). A poor performing manager = no capital growth.
