Hot price for Armadale apartment (Melbourne)

lol it's just amazing what some idiots would pay for an apartment - for $100-200k more you could buy a house with land in South Melbourne! Oh well good luck to the purchaser - maybe he knows something that people here don't and is going to make a fortune

I think it's more to do with cost of apartments in that suburb relative to the cost of houses in the same suburb, rather than another suburb.

Interestingly the median price growth over the last 12mths was 19% for apartments and 17% for houses.

Also, interestingly a couple of months ago the annual median house price growth in Armadale was listed as something like 90-100% in the papers! (from memory, with the usual caveats about median prices)

meh median house prices don't mean jack all. I could make up a number right now and it'll have more meaning than the median house price

Another example for a probably outrageous price paid for a unit, this time in Carnegie (Glen Huntly)

Unit 7 / 2 Elizabeth Crescent - sold on 19 Dec 09 for $572K via auction.

The renovation is not flash, though the allotment of land is larger due to it being an end unit.

I purchased Unit 4 (a tired looking place needing a freshen up) for $375K in May 09.

That's a good price you paid for $375K. there are quite a few in the market in carnegie. Do you know what the rental is like for a 2 bedder pw?
