house restumped previously, just need levelling?

Hi All,

We've recently moved into our PPOR and have noticed (the tenants too) that there's broken plaster (cal bungalow circa 1930) and some cracks and doors that swing away from the central hallway.

Biggest crack is 1.5m long in the corner of the house and multiple examples of cracked plaster (some patched). The house has been restumped at some point with concrete stumps (as building report noted). As there are newer stumps, would it be reasonable to assume that only levelling needs to occur?

Also, any recommendations for restumpers (or other specialist who could make a judgement on this) in Melbourne's north (house is in coburg)?

Thanks,

Cam.

usually restumpers will level the building when they replace stumps ,best to get a water level and do some levels yourself first to find out if the house does simply need packing or there is more to it .

If it's a double-brick building then the stumps are only holding up the floor. The walls are held up by the foundations, these are under the walls in the ground.

Length of crack is less important than the width.
