How do people calculate there cashflow positive?

Is this for an Interest only rate?

Is this taking into account the 10% property Management fee?

I feel truly there arent really many cashflow positive properties right now especially outside some parts of SA

rent minus interest minus outgoings. (including property management fees)

at 10% you should consider self managing.

I do find that quite surprising if true then for everyone.

10% a pretty norm figure these days for PM In Perth. Had a few different quotes and know a few in the PM game.

Thats why id look to manage it myself.
