Mine are all residential conveyancing matters.

Here in Tassie I use a law firm although in practice the paralegal does the actual work and I pay around $700 + disbursements.
I don't remember exactly how much I paid in QLD, I think it was $1000 + disbursements and the service wasn't very good. Lawyers but again, a paralegal doing the conveyancing.
In NSW I use a solicitor who charges around $1500+ disbursements but he's extremely thorough and worth every cent.
In WA I used a conveyancing place and from memory was around $900 + disbursements.

For me it's like anything. You can only ever get 2 of the 3.
1) good
2) quick
3) cheap

$1200 doesn't seem too much to me considering what's on the line. Too cheap and the admin assistant will do all the work.

For a new H&L in QLD I have chosen someone that was recommended to me via a trusted source as well as solid feedback when I did some of my own research, they will charge between $1200-$1500 (GST Incl)
Professional fee approx $650 and searches make up the balance depending on which ones they do.

Considering some of the conveyance fees I've paid here in NSW I thought it was reasonable.

There were cheaper options however I was concerned about negative feedback when I researched them.

Hi StuSan,

I have been flat out lately and have not checked in to somersoft.

However, I don't think much of your research and breakdown.

I think the professional fee of $650.00 you quoted is totally wrong. You will probably find on top of that your Queensland conveyance is adding on disbursements such as photo copying, postage etc. and probably charging extra for negotiating with your mortgagee bank (some charge an extra $200 for a couple of phone calls which take at the most a couple of minutes) to get to an end fee of between $1200 and $1500.

Charging $800 for a purchase for my professional fee which includes disbursements and attending to mortgagee etc. I get an end figure for clients between $1200 to $1500 and it is always closer to $1200.

Now that I am writing about fees (again), I suppose I could advertise I charge $650 and then charge clients for disbursements and a fee for attending to mortgagee bank requirements. ????

Have to go, I am changing my advertising, you are all the first to know I now charge $650 and I will tell clients about disbursements etc when I send my bill of $1200.

Weeelll I suppose breaking it down as you did StuSan I really do charge
$650.00. Gee that's cheap, on the other hand maybe I should put my NSW fee up.

Either way a review is called for. Thanks.

That's cool.

The research part was pertaining to the actual service and customer satisfaction, referrals, word of mouth, how well does their reputation stack up.

The costing was a direct line from the quote I received via email.

$1200-$1500 (incl GST) max for the whole service, which was broken down with the professional fee first and the searches second, I was also told for our situation it should be closer to $1200, of coarse I can update this post if it's a blowout when all is said and done.

Our standard deals in NSW are $1250 (incl GST) service all inclusive, a conveyancer I've used many times and have complete faith in as they have found things over the years in some of the contracts I have been presented which could have cost us a small fortune had the deals gone haywire.

Maybe I'm an idiot for not knit picking the breakdowns of the 1250, but when the service is solid and deals are seamless and I have complete trust in the service and the people behind it, the monetary concern I have to save a couple hundred dollars is non-existent.

As for your own fees, I agree, put them up, and if you have the right clients you shouldn't have to explain yourself if they have complete trust in you and your service, which I'm certain they do.

With our consulting company we don't price match, we serve , under promise and always over deliver, our focus is on something I like to call "customer love" yes it's a twist on satisfaction but with a passion for the businesses and people who put their trust in us to serve them seamlessly and always over achieve and deliver with a smile.

:)

Now I am laughing, good start to the day but.... don't do Mcdonalds. I can use that para then.

Just out of interest what does a consulting company consult in or with and about what?

I have done free conveyancing for a few clients of my mortgage broking business - client just paid for the searches. It would be hard to beat that!

All I can say to that is Terry your a legend.

However, I was not aware that one can be a mortgage broker and a conveyancer.

Mmmm have to look into that one. What have I been missing. I have to say the thought has occurred to me from time to time, as brokers get paid by the banks for the life of the loan I believe. Mmmm again, my mind is ticking over.

Fleur, use whatever you like, I have plenty of marketing copy that I brainstorm on a daily basis.

Our consultancy specialises in SAP software solutions specifically BI/W (business intelligence/business warehouse)

I bet those clients stay loyal Terry?

Enjoy!

I bet they stay loyal too.

Sometimes you have to throw in a freeby something, but I have never not charged at all although have discounted to friends and friends of friends.

Could not charge at all regularly though, you'd go broke wouldn't you.

How Much Will You Soon Pay for Conveyancing

Well some of us have been waiting for PEXA to announce their fees for e-Conveyancing and the announcement has been made.

Practitioners will pay $104.50 incl. of GST for each sale or purchase transaction completed in the PEXA electronic platform. However I am still waiting to see what my software company is intending to charge.

Incoming mortgagees will pay $47.00 plus GST and discharging mortgagees will pay $35.00 plus GST.

Guess whose going to be billed for that!!!!

In comparison however you wont have to pay for a settlement agent mmmm or will you? (Someone has to sit at the computer (attend the platform) to finalise settlement).

On anther note I personally find the fact that there will be no paper CT a bit of a worry.

Its looking like it will cost more isn't it. And now that I think about it, I expect the banks will charge extra as well for their people to attend the platform. e.g. I expect the discharge of mortgage fee they charge will go up.

Ouch.

The majority of properties don't have paper CT's in QLD anymore and it is more an issue when they do, people can't find them.

Price paid excluding disbursements excluding GST - $495 + $158 for government searches and disbursements = Total $653
Solicitor or Conveyancer - Conveyancer
State - South Australia
Strata/Torrens - Torrens
Sale/purchase - Purchase
Residential/commercial - Residential

And they were absolutely fantastic. Excellent knowledge and so easy to deal with.
