How much to have have someone install floating floors?

Floating floors - how much to have someone install them.

Hi all,

I'm renovating at the moment so this might not be the first time I ask questions in here.

I'm going to have someone install floating floors for me in a house. Around 75m2 of it. I had one person look at it and he said 5 days to pull up the carpets, fix up the loose boards and install the boards and quads.

He quoted $3,500 for his labour and I pay for the boards. What do you all think about this? Is it too much? A bargain? Do you know someone in Geelong (by any chance) who you recommend?

PS I know they're pretty easy to do yourself but trust me, time is a MAJOR factor here ie I don't have any and I need to get this done fast.

3500 by 75= 46 a sq m which I reckon is possibly pricey.........I can lay 25 sq m in around 5 hrs and im just a mug

But then your price includes removal of the old stuff anf likley the tipping costs..........so might be ok.

I had floating floor boards(Laminate) supplied & installed put in back in Dec 08 was approx 75m2 as well funny enough.Took 2 guys 2 days to pull up & remove+dump old carpet from memory concrete floor though not boards.

Cost me $3,512 all up for everything labor+boards my invoice dosn't have a brake down of labor costs on it sorry just the total cost and i cant remember for sure but i think the boards were about $27m2 so the Installation would be only be about $20m2 way off your $46m2 this is in nsw btw not vic.

Supplied & Installed by Simons Carpet Choice they were very helpful & professional in my dealings with them fast turn around as well i might add i think from memory 2 weeks from quote to completion.

I just had Australian Hardwood pre-finished floorboards (solid timber, not timber veneer, or engineered floorboards). I paid $100 p sqm installed including all removal and materials and timber. I had 56 sq metres done.

I found that most the big flooring companies, like Carpet Call, Carpet Court, Harvey Norman, etc, their labour was $30 p sqm fitted, but their materials cost a bit more, but they were sub-contracting out, so I am sure you could find it cheaper

Gee I dunno...$3,500 a week = $182k per annum...for a highly specialised and trained job as laying floor boards...lol yep sounds like a BARGAIN :rolleyes:

How people can get even close to quoting these types of prices just shows the current labour shortage we have..and clear evidence that NO ONE should be out of work..

Pls dont take it the worng way, but your reply does seem come from the E side of Rks Quadrant.

There are business that gross millions a year but their various overheads and fixed costs reduce the profit to the owner to 60 000 .

We have no idea of what the guys costs are, and in all reality, no one works 5 days of the week 52 weeks of the year without any break, sick days, tool downtime, no show clients, non paying clients etc.

We dont eeven know the full extent of the job ....

Looked pricey to me, but not on that comarison basis of outright turnwover vs earnings

Personally I dont install prefinished or floating floors, however $50 per sqm for installation is an industry standard.

It depends a lot on which city you are in, I know Canberra is dearer than Melbourne which is dearer than Sydney. I also know that there are a lot more 'cowboys' in Sydney.

Having said that though, every job is different and I never provide a quote without looking at a job. A lot of small rooms and doors is a lot more problematic than a couple of big rooms. And uneven floors bring all their own issues.

As for ".......highly specialised and trained job as laying floorboards......." and making "..$3,500 a week = $182k per annum..." your right - its money for nothing and we should encourage every unemployed and unskilled bod in the country to take it up so they can make easy money. Problem solved! :)
 
Over here in Perth you will pay between $18 to $25 per square meter for installation of floating floors. Carpet rip-ups, floor levelling etc will incurr an extra charge. You may be charged extra for fitting the scotia/quad, however some installers will include that in their installation price. Also, on top of this, you will need trims, depending on the job, so that will be extra too!

I'm with you...laying timber flooring is damn hard work, especially direct stick (I think you guys call it strip flooring over there!), with all the clamping, drilling, nailing, punching, filling...)

I got another quote tonight. Its $20sqm plus GST. That's NOT including the materials which I'm happy to supply.

Exactly the problem and arrogance typical of todays tradies. They think that $182k per annum is 'normal' because its hard work. Heres a new flash sunshine, lots of jobs are hard work!!

I wonder what the outcry would be if coppers that get spat on, abused, risk their lives and actually have a tough job, or nurses that have to clean up poo all day got paid $182k per annum...they are the ones that deserve the bucks...

They have peoples lives in their hands, imense levels of stress and responsibility, yet wouldnt earn a fraction of what some chump sticking down a bit of wood gets.....strange world ehhh......

Not that it is exactly the same, but for something like floorsanding when using a Water based finish (3 coats) then my overheads for a job that requires 5 visits and is about 30km away (plus 1 labourer) comes in at about $18 per sqm. Say I do a 50 sqm job and I charge $35 per sqm, then I clear about $850 which over say 4 days and roughly 24 hours averages about $35 per hour. I try and make $40 per hour if I can.

I think the ATO expects the average flooring guy to Gross around $90,000 per annum. Of which about 50% are costs.

OT - They can always change jobs - why not draw up some marketing material and send it around to all the teachers, nurses, coppers etc you know and tell them you have a better offer where they can make twice the money with no stress.....

I would, but the problem with many of these people is they genuinly do it for the good of the community, to help people, not just for $$$ as many in our society do...
