Any estimates on how much to get a 3br brick n tile single level simple home built on 500m2. Level land, easy access.

We are considering buying a larger block and subdivide and either sell off or build a second dwelling.

Can we build two town houses on a dual occ site? Or just one home? In NSW.

There are a few things you need to specify like how many m2 is the single storey you want built, what area you are building in because if it is rural the costs will go up for delivery of materials concrete, bricks, tiles, timber etc.

Site costs will also be more expensive if the pier holes for the foundations have to go deeper than the estimated depth included in site costs.

Found this a little while back - may give you a guide - but I would allow for contingencies of about 5-15%

- construction costs
- power line, sewage / storm water connection, driveway, landscaping
- loan interest costs
