How to advertise property outside the district?

My question is how to get around the big real estate website rules that only allow you to advertise within your postcode area?

My property is among the better properties in the area but local buyers would be few and far between. It would appeal to tree change buyers from the big cities, interstate buyers, even overseas buyers looking for a place in the sun with a quality home on useable acreage.

Online advertising does not seem to cater for that. Any suggestions would be welcome.

Most medium to high end local acreage property sales recently have been to people who have either lived in the area previously, have relatives locally, or have fallen in love with the area while on holidays. This includes a number of fly in fly out miners.
 
Anyone who uses the two major real estate portals can find your property if they type in the suburb / area you live in. To my knowledge there's no restrictions about only people in your area can see your property.
 
Thanks, but I am wanting to attract people who do not have a specific locality in mind.

They may like the idea of moving to the northern part of NSW for example, but there are a lot of postcodes.

They may even just want to get away from Sydney into a rural location east of the mountains, and are exploring possibilities.

The major sites have no facility for searching by property type except within a specific postcode (or adjoining).

Yes, for example someone wants to buy in a very exclusive area not for away and finds that they can't afford the prices. If they knew that just a short distance away they could pay $100K or $200K less for a similar property, they might be interested.

My property is located at Yorklea, a rural area close to Casino in the Northern Rivers area of NSW. Views extending over 100km, 5 B/r 3 bath, afternoon sea breezes, near new, but vastly cheaper than Bangalow.

How do I attract buyers who have visited such places as Bangalow, Byron Bay etc?
 
I don't think you're comparing apples with apples here. Yorklea is about an hr and a half from Byron. The type of people that Byron attracts are probably not the type of people that would consider living near Casino. They're vastly different areas and offer different things.

I know I am not comparing apples with apples. I am comparing peaches with nectarines.

The point is many people visit the Byron bay area and would like to buy rural land in the hinterland, so they look at Bangalow. There they find prices are too high and they go away disappointed because they don't know that just a short drive away they can buy similar properties for $100K to $200K less.

By the way it is not 11/2 hours. We comfortably get to the Gold Coast in 1 1/2 hours while strictly observing speed limits and have done it many times. There is a much shorter way than via Casino, which is the route most people think of when travelling to Lismore, Ballina, Bangalow, or other points east.

The best way to do this is print advertising.

You get emotional buyers rather than calculated purchasers, who have very specific requirements (suburb, bedrooms, bathrooms, land size etc). People see a property in the paper and will go and have a look at it outside of their specified search area.

I always like to look at the out-of-town properties in the Domain lift out of the SMH. Not sure if that's the sort of thing Ryan was suggesting.

I will investigate the Domain lift out.

The old SMH "Stations, Farms and Stock" classification long before Domain, was a very popular avenue for advertising and also for finding properties out of town.

I have approached Domain.com.au about introducing such a section on their website. The response was reasonably positive, but I don't expect a quick decision. Maybe next year????
