How to build industrial

I have owned an industrial block for over 2 years now and the tennant that leases it as a vacant yard told me today that he is going to move. So even though there are some risks, I think I have enough back up and general info to build a shed. Any imput on ideas would be greatly appreciated.
It's near a by pass,on a quiet street. Sue
 
Percentage-wise, commercial/industrial has done better than res in my area of interest.

While you need more equity to get it to fly I reckon it could work.

Obviously this has no relevance to where you are building because we do not have this info.
 
Hi Sue,

It's worth considering advertising the vacant block and that you will build to suit any potential tennant, that way you don't have to start building until you have a long lease locked in place.

Thanks for the replies sunfish and APerry. I put an ad in todays local paper,for lease will build to requirements, and will put a sign up saying the same. That would be a great way to go.
