= $7000

It went $500 over initial budget.

White one I won in court, the green on was neighbours car.

I had the white one working and the tenant came back and stole it.

I have court order, so when the vehicle gets registered it will come up under stolen and get returned to me.

Great reno Nathan, they certainly dont have to cost the earth.

I did a reno a few months ago on a house I bought in Cambridge Park. 3br with two living areas. For $5000 I did the following

- Painted throughout
- New light fittings and RCD protection installed
- Internal doors and fixtures replaced (yay for Bunnings $39 doors)
- Carpets removed, floorboards sanded and polished
- Carpet in rumpus room cleaned
- New railings on back verandah as the timbers were rotten
- Plumbing/drains cleared and water saving devices installed


Bought for $310k in April, Re-valued last week at $335k.
Rent from tenants at time of purchase $305pw (had vacant possession), rent after renovation $385pw.

Nathan how long have you been renovating using the round sink only.
Viewed a few newer units recently and all kitchens with round sinks
have water damage to the wall area behind sink presumably from not
having an area for washing up to drain back into the sink ??

You can get $39 doors at Bunnings???? Do they do external ones too? I need to replace the door from my garage to the backyard. Been quote $240 from a door shop which seems excessive.

They sure do, the $39 ones are hollow core internal doors, you can get a range of standard size exterior doors as well that dont cost $$$$

$39 doors are bunnings, a solid core entry door can be purchased for around $100 from buntings also.

As for the project managing, I will have a renovation walkthrough/planning option one day soon but unfortunately can't project manage due to time constraints. But will be next best thing with scope of works and a clear list of who to contact and how to conduct the reno.

The round sink, have used them for few years now, I never go back to the properties but have never been posed this issue. The sinks are siliconed in and the benches are also siliconed in.

All those would be done by the installer onsite regardless of who you buy the door through.

What I was trying to say is that you cannot compare a $39 basic piece of primed wood purchased at Bunnings with a door that has been fully furnished with hinges and handles and hung for $199 by a specialist company.

We have just completed a refurbishment one of our properties that every singe door required substantial work as the frames were all odd shaped.

After pricing up doing it ourself and outsourcing the works, we outsourced the days work and came out $210 over doing it ourselves.

Yes it cost more, but at least a professional carpenter installed the doors and we were able to undertake other works which means in the end we were better off.

Bet you are glad you didn't cube the green one . I wonder if you will get the white one back in one piece. If he goes to the RTA they will probably call the cops - if he doesn't get suspicious and do a runner while waiting. If he tries to register on line he will probably get prompted to attend an RTA office - and get spooked also.

Don't you love those door frames where there is no square corner to start from - you have to plane every side. You gotta watch out for those cheap internal doors, nothing more than the skinniest pine frame with cardboard core. I left a couple of flat doors sitting in a 4x6 trailer (with one end sitting on the tailgate) while I chatted to the neighbour for 10 minutes. When I unloaded they had bowed from being in the sun I had to unbow them with some weight on them in the garage.

Can I ask how you knew it was the tenant who stole it, as opposed to being stolen by someone else?

Probably the easy type steal - removed key from pocket, inserted into door and then removed and inserted into ignition. Thanks Nathan for getting it going for me

Have done several interstate rennos (in fact none in my own state yet!) and yes they cost a little more if you are on a tight time schedule as you will need to pay trades more but you can still be onsite to project manage and do some of the jobs yourself. I just did a 4br home and large garden for 17k which involved paying for a complete paint out, kitchen replacement and carpet (none of my labour) but I tiled the floor and splashbacks plus most of garden stuff so saved several k there. Qantas let you pay for extra bags so I took 3 suitcases of tools! Beg borrow or hire big stuff like wheelbarrows and chainsaws. Its still up to you how much to spend but it adds a layer of complexity. Once you talk to a few people up there, ask around for reccomendations its not hard to get to the good tradespeople. Look after them, give clear boundaries about what you want, pay on time and they will be good to you most of the time.
