How to get started

We are looking for the best way to get
started with our first IP. We currently
have plenty of equity in our home and want
to utilise this to buy an IP. The first
problem is that our place is currently
undervalued due to rapidly rising prices.
Next I don't know the best way to structure
our finance; we currently have just an
equity loan on our property. We are pretty
confident on finding the right properties
after many months of research! Any
suggestions on what our next step should
be? I am sure sorting our finance is top
priority but not sure who to talk to.
Should I talk to an Investment Adviser, a
bank, a mortgage broker, etc? Any help
welcome......
