How to value empty land

Hi,

I was thinking in a subdivision project, how do you value empty land?

There seem to be plenty of tools available to value house+land, and comparative sales are easy to find. But how do you value a newly created block?

Mostly I am thinking about properties in the more inner city locations. Say 5-10km of Brisbane.

So how do you do you research in trying to value land?

No differently, the same way - comparable sales.

If there are no / few completely vacant blocks, then compare with blocks that have knock-down properties of no value, and make allowances to take demolition & removal costs from their sales price.
