I need a good valuer in Sydney

Help. I just got my recently renovated apartment valued by one of the big valuation firms and it came in well below expectations.

I met with the valuer, I extolled the virtues of the apartment and complex, proved the bargain price I had bought it for and why, provided comparative pre- and post-renovation sales info for the area, Residex reports, home price guides, rent quotes etc but all this was ignored and he reviewed 6 month old sales data and my purchase price instead. The valuation actually came in under the original vendors asking price of 6 months ago. A joke.

Can anyone please recommend a name or company that they used in getting the valuation they required. I really need your help.

Hi Owen

And to top it all off he/she even charged you for the service just to rub it in.

Place a complaint in writing in the first instance direct to the valuer, asking him/her to justify the valuation.

Valuers are a conservative and fickle lot, to the max. I have recently had a diff of 40 k on the same property by 2 valuers in Sydney presented to me by a client, a diff of some 15 % !!!

Owen - sorry to hear about your experience. To help us understand your situo, could you advise on :

1)how many units in your complex/block?

2) Did the valuer use sales in that block to justify his/her valuation?

3) Did the comparable sales listed by the valuer in the valuation report correspond with your list?

4) What suburb is the property

*** Yes they did but the most recent sale on his report was 3 months ago. There is a very long story with this block but there have been significant changes in the last 6 months and this has been reflected in the most recent sales prices. Also, my apartment has been completely renovated and is 1 of only about 8 in the block with city views making it comparable with apartments in other developments. The block over all is in excellent condition with excellent facilities.
