Would you still bother on getting floorboards installed?, it would be quite alot more expensive than carpet wouldnt it, but maybe this would attract a higher class of tennant?? but it could get trashed a lot easier by bad tennants.
Any ideas on how much $$$ floor boards would cost for 43 sq m unit.

You could look at bamboo flooring or engineered boards. They're not as expensive as hardwood floors. I did a fair bit of research for the the house I'm building at the moment and ended up going with engineered floors.

I think doing the bathroom is also a really good idea if you are targeting professionals. Just because its a small one bedroom apartment it doesn't mean you shouldn't add a little wow factor. I'd recommend getting a 10" square rain water showerhead and some really nice mixers and tapware for the bathroom.
